Introduction
Higher Rosevine Farm provides 2 self catering holiday cottages located on a smallholding at Rosevine just above Porthcurnick beach near Portscatho.
This is a rural, coastal area close to the S.W.Coast path and its many beaches, coves and small villages.
Smugglers Barn has been designed with restricted mobility in mind, with a level walk from the car park into the courtyard and then access into the building over a 10cm/4inch slate door sill which may require a ramp (provided). Inside the building, it is level, uncarpeted and with walk in wet room, the twin room allows wheelchair access to beds, extra wide sliding doors to internal rooms and sockets and light switches are at disabled height. Outside there is a level courtyard garden area.
It is suitable for a person in a wheelchair but not suitable for an independent wheelchair user on their own. The barn is also ideal for those who do not want the worry of stairs.

Pre-Arrival

• Our extensive website shows internal and external pictures of the barns and links to Google maps show the exact position of the barns. Clear directions are provided on the website.
• Bookings and enquiries can be made by phone, email or letter. Each enquiry is dealt with individually with any particular requirements addressed.
• Any written material can be provided in larger print on request.
• We are in delivery areas for Tesco online shopping.

Arrival & Car Parking Facilities

• Arrival: From 3 p.m.-7 p.m. on 1st day of holiday, expected times of arrival are requested so that guests can be greeted on arrival and shown around, unless arranged otherwise.
• Parking is in a large off the road car park and access to Smugglers is level via concrete or shingle paths. Dusk to dawn outdoor lights illuminate path and courtyard.
• Smugglers has dual opening external doors, opening outwards, either the right side alone is used or both can be opened.
• A ramp can be provided to negotiate the door sill and protect the wooden threshold.
• If required guests can be dropped off at pedestrian access gate to courtyard to avoid shingle path.

Main Entrance, Reception & Ticketing Area

• Main entrance to Smugglers is served by dual doors opening outwards, entering directly into the open plan living area. Right hand door has lever door handle, left hand side can have allen keys unlocked to allow left hand side to be pulled open.
• Light switches are to the right at disabled height, to illuminate living, dining and kitchen area. Tiled flooring throughout, except in wetroom covered in Altro non slip flooring.

Public Areas - Hall, Stairs, Landing, Corridors etc

• Smugglers is level and has pale beige tiled or non slip floors throughout.
• All internal doors and doorframes are pine, sliding and extra wide. Internal walls are rough finish painted Magnolia. External doorframes & window frames are painted grey green.
• All areas except double bedroom accessible by wheelchair with assisted help. Some re-arrangement of furniture may be necessary, but care must be taken on turning circles as common areas are not overly spacious.
• All sockets and light switches at disabled height and 2 way light switches by beds.
• Kitchen is of standard height with standard fittings.
• Hardwired for fire and smoke alarms, 2 sets of dual doors opening out onto courtyard.
• Access to level courtyard garden area and outdoor table and chairs.
• Lane outside runs onto slipway onto beach needs a strong companion to push back up the hill.

Public Areas - Sitting room, lounges, lobbies etc
